Westridge was originally hired as the construction manager for this 107 unit development. As the relationship with Wintergreene Development Corp. developed, Westridge was invited to the table to become an equity partner in the project – an offer which was accepted. With Westridge as an equity partner, the contract was changed to a Design-Build Stipulated Price contract. Phase I had three levels with a total floor area of 98,000 ft2. The foundations and main floor are cast-in-place concrete with the remaining structure being wood frame construction.
When Wintergreene Development Corp. decided to move forward with the Phase II portion of this development, they again came back to Westridge to negotiate a Design-Build Stipulated Price contract. Phase II enhanced the overall senior’s residence experience at Wintergreene. Included in this phase is 42 one and two bedroom supportive living apartments, and a 36 bed personal care home. The personal care home has 3 households with 12 bedrooms in each. Each includes a serving kitchen, dining area, living room, craft/activity room and a quiet library. One household is designed for residents with dementia, and has both an indoor walking circuit and a secure outdoor garden area with a walking track. Phase II was built on 3 levels and has a total of 66,000 ft2 plus a full 55 car cast-in-place concrete parkade below. Since occupancy, this facility has not lost one day of rent and presently has about a one year wait list to move in.
